Ask for the title deed, RERA registration (for under-construction), approved building plan and an encumbrance certificate. A clean title is worth more than a low price.
Beyond the sticker price, budget for stamp duty and registration (typically 6–8% in most states), plus any society transfer or parking charges.
Get a pre-approval before you shortlist — it tells you your real budget and makes you a serious buyer. Compare interest rates across at least two lenders.
See the property on a weekday and a weekend, morning and evening — water pressure, parking, noise and light change through the day.
